This 22 level premier A grade commercial office building is located in Melbourne’s CBD and was the former stock exchange building. Having been vacant for nearly two decades, Australand took possession of the flagship building which was completed in late 2012. The office tower has a book value of $195 million and is owned 100% by Australand. The overall building has a 5 Star National Australian Built Environment Rating System (NABERS) target rating.
Commonwealth Bank of Australia (CBA) is a major tenant in this building, occupying levels 5 to 11 inclusive. The fire safety engineering study undertaken for the Commonwealth Bank of Australia tenancy was to facilitate the use of an open communication stairwell throughout all CBA levels.
Scientific Fire Services has undertaken a performance based assessment of the Commonwealth Bank Australia (CBA) office tenancy to permit a non-required and open communication stairway connecting up to seven (7) office levels (Levels 5 to 11 inclusive), without the provision of a fire rated shaft.
The client objective was to achieve an interconnected office tenancy which would function as a single integrated office space. A quantitative analysis was undertaken to demonstrate the low likelihood and consequence of fire spread between levels. Furthermore, the analysis undertaken also substantiated safe evacuation of the entire tenancy.
