The award winning ‘Eliza Apartments’ is a boutique residential tower packed with high-end features that is located on Elizabeth Street, central to the Sydney CBD. The building was designed by Tony Owen Partners Pty Ltd and comprises a relatively compact footprint, not exceeding 260m2 whilst containing 19 luxury apartments distributed throughout 16 levels. The building contains retail and reception facilities on the ground level which are situated above 6 basement parking levels. The lower residential levels comprise 2 apartments per floor-plate whilst the mid-residential levels are arranged such that a single apartment occupies an entire floor-plate with private access provided via elevator service. A single penthouse is distributed throughout the upper residential levels with the inclusion of a roof top pool and deck area.
Scientific Fire Services formulated a sophisticated & robust fire safety strategy, reflective of the compact nature of the building. The fire safety strategy, alongside liaison with Fire and Rescue NSW, encapsulated fire spread mitigation, analysis of occupant egress performance, evaluation of essential fire services and rationalisation of smoke hazard management systems. As part of the fire engineered solution, automated smoke lobby arrangements were adopted to enhance fire and smoke separation between floor levels such that the mid-residential level apartment configurations could safely occupy entire floor-plates. The Engineer’s at SFS prepared comprehensive occupant movement models using the ‘Simulex 3.0’ software to demonstrate the performance achieved by egress provisions converging at ground floor from both the lower basement and upper residential levels. The project was successfully delivered by the Scientific Fire Services team of engineers and construction was completed in 2014.
